CORE Villas in Munggu

CORE Villas is a limited residential community located in Munggu, Bali, right next to Pererenan and Canggu. It plans to build only 18 single-family villas, each with a private pool. Three unit types are offered: two-bedroom, three-bedroom, and four-bedroom, which can meet the diverse needs of personal residence, remote work, and rental operation. The master plan balances privacy and open space, and all residences are set in a low-density environment. The buildings feature open interiors, durable natural finishes, and exclusive private areas to create practical, contemporary tropical living spaces.

The project targets entrepreneurs, families, creative workers, and digital professionals who want to stay close to western Bali but avoid living in the noisy core areas. All properties come standard with a private pool, supporting both personal use and investment value. The expected annual rental yield is 10-13%, the expected capital appreciation is 5-7%, and the total projected return on investment is around 15-20%. Actual returns will be affected by occupancy rates, operating costs, management fees, and market conditions.

Location Near Pererenan and Canggu

CORE Villas is located in Menggubu. Its western side is adjacent to Canggu, and its southeastern side borders Pererenan. It takes about five minutes to travel from the community to Pererenan, around ten minutes to reach the beach, and approximately fifteen minutes to get to Canggu. The community offers a quiet living environment surrounded by terraced rice paddies, while providing convenient access to the restaurants, cafes, beaches, and various daily amenities in the Canggu and Pererenan areas. It is suitable both as a permanent residence and to meet the needs of short-term rentals.

Buyers who intend to purchase one of the available villas must first review the map, access roads, and the location of their chosen unit within the master plan. They need to confirm the impact of the unit’s orientation and adjacent plots on privacy, landscape, and outdoor space. Before signing the purchase agreement, they must also verify the access roads, infrastructure, property rights structure, latest pricing, and management terms.
