Lavaya is a coastal residential resort development project located in Tanjung Benoa, Nusa Dua, Bali, Indonesia. Covering an area of approximately 2.2 hectares, the project integrates private residences, an AC Hotel by Marriott, and a recreational landscape zone. This five-story complex comprises 583 units, arranged around tropical gardens and a lagoon-style swimming pool, with a direct pedestrian route leading to the waterfront.

The project’s architecture reinterprets the traditional Balinese pavilion form through modern facades, sloped roofs, and extensive glass installations. The private residences are laid out around a central courtyard water feature, while the hotel is situated in an independent zone. Some units face directly onto the pool, gardens, or the ocean, and properties along the western side offer sweeping views of the sunset.

One- and Two-Bedroom Residences

The list of residential unit types for Lavaya includes a variety of layouts for one-bedroom and two-bedroom units. The publicly announced unit sizes range from approximately 36.63 square meters to 128.25 square meters, and the list also features a townhouse unit type of 198 square meters.

This allows prospective homebuyers to compare compact vacation homes with large-scale residences. The list also marks three physical unit types: 5A (40.38 м²), 7B (49 м²), and 9A (57.50 м²). Small units come standard with a main bedroom, a bathroom, and a living area with a sofa bed.
