Sanur Breeze Villas V is the latest release of a well-established villa development located in Padang Galak, a quieter location on the northern side of Sanur. This release is situated about 300 meters from the beach (approximately a 4-minute walk) and features two-bedroom, two-bathroom villas that are built around individual private courtyards. Every villa will come equipped with its own private plunge pool, a large double-height living room, and a loft space which can be used for many different purposes. All previous releases, releases I through IV, were finished and sold out. These previous releases give potential buyers real-life examples of how the developers built their homes and designed their projects.

The proposed development will be sold in a house and land format. Two separate contracts will be used to purchase the leasehold land and build the home. The lease on the land is for approximately 24 years (ending in March 2050) and can be extended by an additional 10 years (until March 2060). It is estimated that construction of each home will take approximately nine months once the buyer signs the contract. Buyers who are interested in purchasing a home can evaluate the type of ownership as well as the anticipated timeframe for completion of construction prior to making their decision regarding whether or not to purchase. Villa Layout and Construction Standards

The interior space has been designed around a two-level central living area that includes a mezzanine floor. All bedrooms have both air conditioning and ceiling fans. Additionally, the courtyard offers a private outside space that extends from the primary living area. Buyers may select from several different courtyard arrangements to provide a degree of customization to the general villa format.

Yaran is a construction project manager; he has stated that all of his villas will be completed to international standards. He will have a registered structural engineer design and inspect each villa's structural components (i.e., foundation, walls, etc.). In addition, he will pay close attention to the installation of other parts of the villa, including the waterproofing, roofing, windows, plumbing, and electrical installations. All building funds will be placed into an escrow account. These funds will only be released by Yaran when each stage of the construction process has been completed. The builder offers a three-year workmanship warranty on all completed work as well as a seven-year structural warranty on the entire building structure. Construction insurance will also be provided throughout the duration of the building process.

Beach Access and Sanur Connections

The area surrounding the property gives you immediate access to Padang Galak Beach as well as a bicycle/pedestrian path along the coast that runs for about 6 km. Sanur Harbour is about 750 meters from the property, while Sunrise Beach is about 1.2 km, and Bali International Hospital can be reached in less than 10 minutes via bicycle. The Meru Sanur and Icon Mall are both within easy cycling distance. A map will assist you in establishing how the villas relate to the beach, harbour and other parts of Sanur as well as giving you an idea of the distance required to travel there by car.

Amenities located adjacent to the villas include: a gym, restaurant, swimming pool and sauna. However, each of these is independently run and requires additional membership. At present, all of the homes are available for purchase. According to the source, there are only a few homes left. Leasing the property can be done through a certified local management company as opposed to being managed directly by a non-citizen leaseholder. When comparing newly built properties in Sanur, the most positive attributes include: proximity to the beach, private plunge pools, mezzanine-style floor plans, previously completed sections, and a controlled payment plan for constructing the property.
